St. James Kiwanis Courts
When St. James Kiwanis Courts opened in the late 1950s, it consisted of 88 attached bungalow units in 18 separate buildings. The Kiwanis Club added a community centre in 1957 and the St. James Kiwanis Lodge (additional housing) in 1984.
As the housing needs of seniors evolved, the Kiwanis Club's Board of Directors sought to replace the original attached bungalow units with a series of apartment buildings called the St. James Kiwanis Village.
The Kiwanis Club enlisted ft3's expertise in a five-phase residential project to develop a 250-unit seniors apartment complex that would allow residents to Age-In-Place.
The campus includes five separate buildings (serving different stages of care) surrounding a central recreation centre. The setting is park-like, with convenient access to services, amenities, and public transit.
- Phase 1: A 51-unit seniors apartment for Independent Living.
- Phase 2: A 51-unit seniors apartment for Independent Living.
- Phase 3: A 53-unit Assisted Living building with central dining facilities and on-site services, including recreation, housekeeping, and home care.
- Phase 4: A 28-unit four-storey apartment building for Independent Seniors Living, delivered through a Construction Management process.
- Phase 5: A 51-unit four-storey apartment building for Independent Seniors Living, delivered through a Construction Management process.
The ultimate goal of this redevelopment is to honour the Kiwanis Club of St. James' original vision of offering seniors affordable and suitable housing within an age-in-place campus.
